• We act solely for you, the purchaser, so we can offer completely impartial advice and are unrestricted on which sources we can buy property from. We are paid by you, whereas the selling agents/solicitors are paid by the vendor.
• We have a proactive approach and are in constant contact with the selling agents/ solicitors* operating in our area. We ensure that we hear about any new properties before they come to the open market, so that we can give you a competitive edge over other buyers. A large percentage of properties, particularly at the upper end of the market, are sold privately and therefore never come to the open market.
• We give you added weight as a buyer since the selling agents/solicitors know that we only deal with serious buyers.
• We are sometimes approached direct by owners. However, we find that the involvement of a selling agent / solicitor tends to be of benefit to both sides.
• With the Scottish housing market currently experiencing a downturn the emphasis has shifted to what is termed a "buyers market". We, therefore, aim to make the most of this opportunity by maximising your buying power and purchasing your property for the best possible price.
• We will guide you through the whole buying process from start to finish. Even when a sale is agreed we will continue to liaise with the solicitors until missives are concluded and the purchase is completed. We can also recommend other advisors, such as solicitors, architects, builders where required.
• We restrict the number of clients we take on at any one time, so that we can give you our maximum attention and a professional service.
• We can save you a wasted journey. We will inspect and evaluate each property and the surrounding area and advise you on its suitability.
• Client confidentiality is assured and is extremely important to us. If you wish to remain anonymous throughout the process this can be implemented.
• We also provide an Edinburgh rental search for both private and corporate clients.
